Capital for a Growing Church: OCCIF Expands Its Work Across America

Across the United States, Orthodox Christianity is growing. Missions are filling rented spaces. Established parishes are running out of room. Communities that once dreamed about having a permanent church are now preparing to purchase property, build temples, renovate existing buildings, and create space for the next generation.

The Orthodox Church Capital Improvement Fund (OCCIF) exists to help make those projects possible.

Since November 2024, OCCIF’s mission has remained the same: helping Orthodox parishes, missions, monasteries, and institutions buy, build, renovate, and refinance the buildings that make parish life possible.

What has changed is OCCIF’s capacity to carry out that mission.

More Than $2.5 Million Put to Work in Orthodox Communities

Since late 2024, OCCIF has closed nine new loans and placed more than $2.5 million in new principal directly into Orthodox communities across the country.

Those loans have supported:

  • St. Anthony in Bozeman, Montana
  • Holy Apostles in Vancouver, Washington
  • St. John of Damascus in Tyler, Texas
  • St. Paisios in Nacogdoches, Texas
  • Holy Transfiguration in Warrenville, Illinois
  • Annunciation in Jacksonville, Florida
  • St. George in Memphis, Tennessee
  • St. Herman in Wasilla, Alaska
  • St. Nicholas in McKees Rocks, Pennsylvania

The model is designed so that the same capital can continue serving the Church.

In 2025 alone, parishes returned approximately $448,000 in principal through regular payments and additional paydowns. One of the nine new loans has already been repaid in full, making that capital available to serve another Orthodox community.

By the end of 2026, OCCIF plans to deploy another $1.1 million to five additional parishes.

The active loan portfolio now stands near $4.6 million, while the Fund’s total resources have remained above $5 million as loans are made, existing notes are repaid, and reserves are maintained for upcoming projects.

Building a Stronger Fund for a Growing Church

Growth brings opportunity, but it also brings practical challenges.

A mission that begins with a handful of families may suddenly find itself filling a rented hall every Sunday. A parish church built decades ago may no longer have enough room for its congregation. Growing communities may need classrooms, fellowship halls, parking, offices, or entirely new church buildings.

OCCIF has been strengthening its operations so that it can respond responsibly when those communities are ready to move forward.

The Fund has established a clearer process from the first conversation with a parish through the eventual funding of a loan. It has strengthened its underwriting tools and established a dedicated underwriting team to evaluate projects carefully and efficiently.

OCCIF has also improved its accounting, risk management, cash management, governance, and administration.

These changes are not about turning OCCIF into another financial institution.

OCCIF is not a bank. It is a ministry of the Church that happens to lend money.

Professional systems and responsible financial management allow the Fund to protect the resources entrusted to it while remaining ready to say yes when an Orthodox community has a viable project and needs help making it happen.

$1.2 Million in New Investment Capital

As part of its strategic planning, OCCIF established an ambitious goal for 2026: bring in an average of $100,000 in new investment capital every month.

That goal has now been met.

A total of $1.2 million in new investment capital has come into the Fund.

At the same time, OCCIF has begun receiving commitments toward a permanent endowment. Already, $500,000 has been committed for that purpose.

An endowment offers another way to support Orthodox growth over the long term. Rather than spending the principal, the principal remains in place while its proceeds can help support lending into the future.

That means a gift made today can continue helping Orthodox communities years and even generations from now.

More Than $25 Million in Orthodox Projects Are Already in the Pipeline

Despite this progress, the need is significantly greater than OCCIF’s current resources.

OCCIF’s underwriting team has already reviewed a pipeline of Orthodox projects totaling more than $25 million.

These are not theoretical projects or distant possibilities. They represent actual Orthodox parishes and missions seeking financing for property purchases, new construction, renovations, and refinancing.

The applications are coming because Orthodox communities throughout the country are confronting the practical consequences of growth.

The challenge is capital.

Without additional investments and donations, OCCIF expects that it will be unable to fund new loans during the first half of 2027.

There are Orthodox communities ready to move forward. There are projects being evaluated. There are parishes preparing for their future.

What is needed now is enough capital to meet that opportunity.

One Orthodox Community Helping Another

OCCIF offers Orthodox Christians and parishes a way to make their financial resources directly serve the growth of the Church.

A parish preparing for a future building project, for example, may have money sitting in a building fund while plans are developed. By placing those funds with OCCIF, that parish can effectively become a benefactor to another Orthodox community while it waits for its own project to begin.

Individual investors can participate as well.

An investment in an OCCIF promissory note is ultimately connected to something tangible: another Orthodox community’s temple, fellowship hall, renovation, property purchase, or first permanent home.

Donations, particularly gifts to the developing endowment, provide another opportunity to participate in that work.

In each case, the principle is the same.

Resources entrusted by Orthodox Christians are put to work helping build Orthodox communities.

Preparing for the Next Generation of Orthodox Christians

Church buildings are never simply buildings.

They are places where children are baptized, where converts are received into the Church, where marriages are blessed, where the departed are remembered, and where generations of Orthodox Christians gather around the Holy Eucharist.

As Orthodox communities grow throughout America, providing those communities with permanent and sustainable homes will require cooperation across parish and jurisdictional boundaries.

OCCIF exists to help make that cooperation possible.

Every investment, donation, repayment, and completed project allows resources to continue moving through the Church and toward the next community that needs them.

The responsibility that comes with that work is significant. Every dollar entrusted to OCCIF must be carefully protected and responsibly used for the building up of Orthodox churches throughout America.

The opportunity is equally significant.

The Church is growing. Communities are preparing to build. Projects are already waiting.

Now the task is to make sure the resources are there when they are needed.

Parishes considering a purchase, construction project, renovation, or refinance can begin the prequalification process through OCCIF. Orthodox Christians and parish councils can also explore opportunities to invest, place building funds with OCCIF, or contribute toward the permanent endowment.

The goal is simple: to take what has been entrusted to us and put it to work building the Church for generations to come.
